BROWN DOG PROPERTIES, LLC HISTORICAL OVERVIEW-

 

Who are we and why are we called BROWN DOG?  That’s a good question, we’re glad you asked! 

To answer that question meet the founders:

 Edwin Brown- Edwin is from Chattanooga, TN.  He was a pre-med major at Mississippi State University.  Edwin completed the pre-med program at MSU in three years.  While at MSU Edwin started a T-Shirt business.  He was going to call it Brown Box Apparel. On the way to reserve the corporate name he called his Dad and told him of his plans.

His Dad suggested he go with the name Brown Dog, since brown box was, well sort of plain.  Edwin agreed and formed Brown Dog Apparel. A short time later, Edwin and his Dad started investing in real estate. That new venture became Brown Dog Properties.

So on his way to medical school, Edwin starts a T-shirt business, starts investing in real estate, spends time in South America as a missionary, becomes fluent in Spanish.

Edwin moves to Port Gibson, MS to be with his new bride and decides to start a temporary business in MS until he starts medical school.

He and his Dad by now have a few properties in Chattanooga and he is making his mark in the Jackson, MS investor market and carefully biding his time until he moves back to Chattanooga.

By now a strange thing is starting to happen.  Edwin is applying the same discipline to real estate that he used to complete Pre-Med in three years, you know the 6 hours a day of study, the scientific and systematic approach, and he is having success, unbelievable success.  Within a few short months, his new company Brown Dog is know all over Jackson, thanks to dozens and dozens of “bandit signs".

Very few people know Edwin Brown but everyone knows BROWN DOG.

 

Jim Adams, III “Jim”- Jim was born in Little Rock, Arkansas, adopted when he was 2 weeks old and moved to Dorsey, MS.   He received a degree in Marketing from Delta State University.

He was  elected Student Body President of his High School, Captain of the Football Team, a College Football All American, Who’s Who Among American College Students, and a member of the Delta State University Sports Hall of Fame.

 In 1994 he was named by the Mississippi Business Journal as one of the state’s most successful businessmen under the age of 40,  the coveted “Top 40 Under 40 Award.

Jim has started more businesses than he can remember, including a hair salon, a cellular telephone and paging business, a vending business, an employee benefits consulting firm, and he also has over 17 years experience working with and for Fortune 500 companies.

Jim comes from a family of real estate investors.  As he likes to say, “My 96 year old aunt still has 4 rental properties in Tupelo”.  After having a property or two on a part time basis, in 2002 Jim got serious about this business.  He purchased a block of 70 properties (actually 68 houses and a vacant lot, but 70 sounds better), left his job, and started in this business full time.          

       

Edwin Meets Jim

So after starting in Chattanooga and Little Rock respectively, the two meet.  First at a Real Estate Investor Association function where they pledged to “get together” and then rather coincidentally, or is it providentially, at the local Kinko’s some 4 weeks later when they remembered their pledge to spend some time together.

Within the next week they meet, spend hours discussing their plans for their respective businesses, and a few weeks later drive 8 hours to Indianapolis, attend a 4 day RE Investment Workshop together, drive 8 hours back to Jackson and agree there was a “synergy” between them.

Realizing they have the same core beliefs,  dreams, goals, and aspirations they agree to partner.

In short “we” can do more, be more, accomplish more than “I”

Edwin wanted to keep the name Brown Dog; Jim agreed that is was “different” and “distinguishing” and the “new” Brown Dog Properties was born.

 

What does BROWN DOG  do different?-

The real estate investment market is dominated primarily by local “mom and pop” type shops. 

While to the public, it may seem like “they” are all the same, as you will learn, Brown Dog is distinctly different from any other company and our methodology, our systems, and our people are distinctly different.

You have probably seen the late night infomercials about how you can become wealthy by owning rental property purchased with little or no money down.

Maybe you are one of the thousands, or the tens of thousands of people who have actually ordered some of the information.

Maybe you know a friend, neighbor, or family member who has purchased property, did the necessary repair work, sold the house, and made a handsome profit.

 There is nothing wrong with these two approaches. In fact these are the basic building blocks for what Brown Dog does.

We have taken the general concept and raised it to the 10th power.

We help people reach their dreams by investing in real estate.   

BROWN DOG is the first of its kind, a national company helping investor/clients diversify their investment portfolio by adding real estate.

WE BUY HOUSES

First, we help people, usually distressed property owners by purchasing their “unwanted” property in a fast, simple, and fair transaction.  Purchasing houses is our “manufacturing”  or “production” process.  This is where we get our “inventory”. 

WE SELL HOUSES!

We take the purchased houses, some remain in the company portfolio of properties, (hey, we aren’t just telling others to own investment property, we really believe in this stuff) other properties are sold to our investor/clients.

We manage the property; meaning we select tenants, collect rents, manage all the maintenance calls, evict tenants when necessary, plus we work with neighborhood associations, county and city officials to improve neighborhoods.

We do all the things that our typical investor/client does not, cannot, and will not do.  Our business model is very unique in this respect.

 

WE HELP TENANTS BECOME HOMEBUYERS!

We don’t just rent houses, we help tenants (homeowners in training) become owners of the properties they live in.  Tenants are specially screened and chosen to become purchasers.  We work hand in hand to fix credit problems and teach our “renters” how to become “homeowners”

This approach allows us to attract better people to occupy our houses, it adds owners to the community, and for our investor/owners they are able to sell homes, realize a profit and invest in another property.

It offers the best of both worlds, passive income and immediate cash. 

 

WE OFFER A UNIQUE PRIVATE LENDING PROGRAM FOR CLIENTS-

Many of our clients have money in one of the traditional investment vehicles, bank CD’s, Mutual Funds, Stocks, Bonds, etc.

At Brown Dog we offer “private lender the opportunity to earn fixed rates of 8% tot 10% on their money, secured by real estate.

In this program, the client operates much like a mortgage company.  He loans Brown Dog money, secured by real estate.  Brown Dog makes the regular payment to the lender (just like a mortgage loan).

This allows private lender to realize a fixed return on loan and regular monthly income.

 

Brown Dog has experienced tremendous growth:

Our projections for 2005 are 250- 300 homes bought and sold.

We are presently operating in Jackson, MS.  Expansion plans include Chattanooga, TN next, with multiple cities across the southeast in 2006-2007 and ultimately all across America by 2010.
