Q. Why are you called Brown Dog?

A.  For the complete story, read “About Us”.  In short we thought is was unique and different and we are a unique and different company.

 

Q. My neighbor has a brown dog and he buys houses, is he affiliated with you?

A. The name Brown Dog is a protected name and only authorized and affiliated partners are allowed to use the name and trademark.  Unless your neighbor with the brown dog, is actually marketing his services and himself as Brown Dog he is probably not a part of our company.  We will tirelessly pursue those who are found to be infringing on the Brown Dog trademark.

Q. Why would I want to sell my house to Brown Dog?

A. We are professional house buyers.  We are able to evaluate your property, buy it no matter the condition (you don’t need to do any fix up), we can make a decision quickly (usually within 24 to 48 hours) and we can buy and close quickly usually within 7 to 10 days.

 

Q. Who usually sells to Brown Dog?

A. Anyone.  We have bought property from estates and probate, (inheritance) out of town owners, burned out landlords, people with problem renters, owners facing foreclosures, owners needing to move, divorced owners, and newly married property owners with 2 houses. People who don’t want to make needed repairs to the property, people needing to sell quickly with little or no equity in their house (where they would actually have to bring money to the closing table to see their house) Basically anyone with a need to sell quickly to a professional purchaser who they feel they can trust      

 

Q. How does the process work?

A. Complete the form or call our office.  A professional team member from Brown Dog will call to schedule a time to come out and visit, view and evaluate the property.  There is no charge for this service.

 

Q. How do you determine what you will pay for my house?

A. Any offer we make will be an amount discounted from the retail value of your house.  We are professional homebuyers, buying below market value for a profit.  The advantages are:  we will purchase “as is” we close quickly and pay cash.

 

Q. Am I obligated to sell you my house by completing this form?

A.   No.  You are not obligated.  All we ask is that you be serious about your intent or need to sell.  You decide whether or not to accept our offer.

 

Q. Is there a fee for evaluating my home?

A.  No. Although the evaluation is an extremely valuable service, thee is no fee.

The Brown Dog program is completely hands off.  You are in business for yourself but not by yourself.  We have bought and sold over 150 houses since 2003.  We expect to exceed that number in 2005 alone.  You can take advatage of our professional system of locating property and managing property.

 

Q. Is real estate a good investment?

A. Is the sky blue?  Does the sun shine?  Is Bill Gates wealthy?  Read the special report for comparisons of real estate to mutual funds and the stock market.

 

Q. How does the system compare with finding my own houses?

A. We find the property using our direct marketing and outdoor billboard campaign.  We rehab the houses sing our project management system.  We find tenant/buyers for your houses.  We manage your property.  You get a statement at the end of each month detailing the activity.  Why would you even think about finding your own houses?

 

Q. How does the process work?

A.     If you are interested, the next step is qualification.  We need to schedule a time to meet either in person if you are local or by phone if you are out of state.  We will move to step 2, the qualification process.  This program is for those with approved credit (unless you are buying with cash and not using one of our preferred lenders)  After you are approved, there is a waiting list.  The normal process from start to finish takes about 60 to 90 days.  This is not a hard sell, nor is it a get rich quick scheme, just good solid dependable real estate investing.
